Buying your first home is a process, not a single decision

Most first-time buyers in Orlando and Central Florida are surprised by how many separate steps there are between deciding to buy and getting the keys. The good news is that the steps are the same for almost everyone. Here is the order that works best.

1. Decide what you can comfortably afford

Start with your monthly budget, not the maximum a lender will approve. Include the mortgage payment, property taxes, homeowners insurance, possible HOA fees and utilities. In Florida, insurance and taxes can move the payment more than buyers expect, so price them early.

2. Get pre-approved before you tour homes

A pre-approval tells you a realistic price range and shows sellers you are serious. Talk to a loan officer about the loan types that fit your situation. Quality Real Estate Finance can walk you through payment estimates and first-time buyer options.

3. Choose an agent who works your area

A local agent helps you compare neighborhoods, understand pricing, write a strong offer and stay on schedule through closing. Tell your agent what matters most: commute, schools, lot size, age of the home, and how much work you are willing to take on.

4. Search with a short list of must-haves

  • Must-haves: bedrooms, location, budget ceiling

  • Nice-to-haves: pool, garage, updated kitchen

  • Deal-breakers: flood risk, very old roof, major repairs you cannot afford

5. Make an offer and negotiate

Your agent will help you set the price, deposit, closing date and contingencies. Contingencies, such as inspection and financing, are what protect you if something goes wrong before closing, so do not waive them without understanding the risk.

6. Inspect the home and check insurance early

During your option period, schedule a home inspection to learn the condition of the roof, electrical, plumbing and HVAC. At the same time, request a homeowners insurance quote. An older roof or older systems can change the price or availability of coverage, and you want that answer before you are committed.

7. Close and move in

Before closing, you will complete the appraisal, finalize the loan, review your closing disclosure and do a final walkthrough. Bring funds for the down payment and closing costs, and keep your finances stable: avoid new debt or large purchases until the keys are in your hand.
