Buying a Home in Central Florida During Hurricane Season

Hurricane season runs through November 30. Here is what Central Florida buyers should check on the home, the insurance and the loan before making an offer.

Why the season affects your offer, not just your timeline

Hurricane season in Florida runs from June 1 to November 30, so a buyer shopping this fall is still inside it. That doesn't mean you should wait. It does mean a few checks matter more than usual, and each one can change what you offer or whether you offer at all.

Storm activity can slow inspections, insurance quotes and closings. A house that looked fine in a listing photo may show water stains, patched roofing or older windows once someone looks closely. Sellers in Orange, Osceola and Seminole counties know buyers are cautious this time of year, so it is reasonable to ask questions and to expect straight answers.

Five things to check before you make an offer

1. The age and condition of the roof. Ask for the year it was installed, and any permits or repair records. Roof age is one of the first things an insurance company asks about, and a roof near the end of its life can mean a large expense soon after closing.

2. Windows, doors and garage door. Look for impact-rated glass or shutters, and for signs of past leaks around frames. Ask whether the home has any wind-mitigation features, because those can affect your premium.

3. Where the home sits. Two homes in the same neighborhood can have different flood exposure. Check the flood zone for the specific address, and ask the seller about any past water in the yard, garage or house.

4. Insurance availability and cost, before you are under contract. Get a quote early, using the actual address. Premiums in Florida vary widely by roof age, construction year and coverage choices, and a high quote should be part of your decision, not a surprise at closing. Timing the loan and the closing

If a storm is forecast near your closing date, talk to your lender and your agent early.
